What sort of projects will Sero facilitate or be a part of?
Unlike a traditional CDC, The Sero Project will not limit its work to a single neighborhood or even a single state or country. Sero will undertake specific projects of its own in certain areas, but it will also assist and facilitate other groups with similar goals or ideals in projects targeted by them. Through targeted consulting, legal aid and other similar assistance, the goal of the Sero Project is to plant as many seeds for change in urban areas as possible. Following are some of the specific types of project opportunities Sero engages in:
Home ownership and financing opportunities:
Non-Traditional Financing. In today’s market, the availability of credit for the purchase of a home is as difficult to obtain as it perhaps ever has been. Without sustainable home ownership in urban centers, it is difficult if not impossible to produce urban renewal. The Sero Project provides home ownership opportunities through finance programs which are established through intentional relationships and need of the prospective home owner, and not based on economic projections developed from traditional credit-based performance models. Sero Project sponsors involve themselves in need areas by completing on-site home rehab projects and they then engage prospective home owners in the area through interviews and other face-to-face meetings designed to allow the sponsor to get to know the prospective home owner. Prospective owners will be pre-approved through the Sero Project’s own underwriting guidelines and then once it is determined the prospect has the requisite knowledge and background to become a responsible home owner, they are eligible to be approved and selected by the sponsor group. All homes provided will be financed by the Sero Group for 30 years at fixed interest rates equal to the rates quoted for traditionally well qualified borrowers.

The primary focus will be to make attendees aware of the many financial and social responsibilities associated with home ownership. All prospective program participants will be required to attend a seminar prior to being eligible to be approved and selected to the program. But attendance is not just limited to those seeking assistance through the Sero Project. Any interested home owner is welcome to register for one of our educational seminars on our events page.
